Franciszkańskie Estate is a modern residential complex located in Katowice, in the Ligota-Panewniki district. Its construction began in April 2014 on the site of the former PEMUG company base and was carried out in several stages, which were completed in June 2022. The project investor is the Katowice-based company TDJ Estate, while the architecture was designed by Biuro Projektów KRYJAK and Architekci MR. The estate consists of 1,073 apartments with varied floor areas, ranging from 27 to 90 m², featuring balconies, terraces, and small gardens for ground-floor units. The buildings are equipped with underground garages, tenant storage rooms, and bicycle sheds, with some also accommodating commercial and service premises. Architecturally, the estate stands out due to the use of clinker bricks in various colors, giving it a modern character. The complex not only provides residents with a comfortable living environment but also creates space for social and commercial activities, including a kindergarten, pharmacy, café, and other services located on the ground floors of the buildings. Approximately 47% of the residents in the first phase of the estate are from outside Katowice, reflecting its growing popularity. As part of the Franciszkańskie Południe project, launched in September 2020, additional, higher-standard buildings are being developed. The estate is also well-connected to other parts of the city via the public transportation network. Residents of Franciszkańskie belong to the Parish of St. Louis King and the Assumption of the Blessed Virgin Mary in Panewniki, highlighting the local cultural dimension and the estate's social integration. An interesting fact is that the estate features recreational areas, including a playground and a mini-park, promoting active leisure for its inhabitants.
